Commercial cleaning · UK-wide

Professional
cleaning you
can trust.

Reliable cleaning for businesses, organisations and homes — from schools and care environments to offices and managed properties.

Schools and education

Term time,
holidays,
and the gaps.

Signing in and out at the school office, work planned outside teaching hours, patterns that follow the school calendar.

Care homes and supported living

Around residents,
never through
them.

Infection-control method and colour-coded equipment, worked around the routines of the people who live there.

Before the first shift

The decision
is made on
paper.

Every cleaner will hold a criminal record check in force before their first shift. The gate on this site refuses anyone whose file is incomplete.

Property, landlords and lettings

Turned around
between
tenancies.

Communal areas, void properties, move-in and move-out cleans, and end-of-tenancy work to a written specification.

Healthcare and clinics

Clinical waste,
segregated
at source.

Colour-coded by area, work planned around patient lists, and a documented induction before anyone starts.

Temporary cleaning cover

Ready before
the building
wakes up.

Cover for sickness, holidays and recruitment gaps — and a letter of assurance signed by a director before the first shift.

Who we clean for

Eight settings.
Eight sets of rules.

The cleaning is the easy part. What changes between these is the access, the hours and the method.

The rule

The rule that stops a shift.

Every cleaner will hold a Basic check — DBS, or its Disclosure Scotland or AccessNI equivalent — before their first shift. Where a role is eligible for a higher level, we obtain that level before anyone is placed and confirm it with you in writing.

The level of check a role qualifies for is decided by the role, never by the building. A temporary or occasional cleaning role generally does not qualify for the higher levels, whatever the setting — and we would rather say so than let you assume otherwise. We confirm the level with you in writing before anyone is placed.

The filePendingFile completeNot available for placement

  1. IdentityPendingPhotographic ID checked against the person before anyone is placed.
  2. ReferencesPendingTwo references taken from named non-relatives, and offered to you before we place anyone.
  3. Criminal record checkPendingAppropriate to the role, in force before a first shift.
  4. Right to workPendingVerified before placement. A hard stop everywhere, including an ordinary office.
  5. InductionPendingA documented induction covering the site, the safeguarding rules and the products in use.
  6. RenewalsPendingWe hold the renewal date for every check and re-check before it lapses.

This is a demonstration of a file, not a record of a person. There is nobody on the register yet; the rail shows what the rule does when a file is complete and when a renewal lapses.

Where we clean

Different buildings, different rules.

  1. Schools and education — a cleaner lifting a chair onto a desk in a classroom

    Schools and education

Term-time and holiday patterns, signing in and out at the school office, work planned outside teaching hours.

  2. Care homes — a cleaner wiping a wooden handrail in a care-home corridor

    Care homes

Infection-control method, colour-coded equipment, working around residents and their routines rather than through them.

  3. Healthcare and clinics — a cleaner wiping down an examination couch in a treatment room

    Healthcare and clinics

Clinical waste segregated at source, colour-coded by area, work planned around patient lists.

  4. Offices — a cleaner using a squeegee on a glass office partition

    Offices

Out-of-hours access and key-holding under a written protocol. Desks, washrooms, kitchens and waste.

  5. Serviced accommodation — a cleaner wiping the worktop of an apartment kitchen

    Serviced accommodation

Same-day turnaround inside the checkout-to-check-in window, linen cycle, photographed on completion.

  6. Retail — a cleaner running a floor scrubber between clothing rails before a shop opens

    Retail

Pre-open and post-close windows, stockroom and back-of-house access agreed before the first shift.

  7. Industrial and warehouse — a cleaner pushing a wide dust mop along a warehouse aisle

    Industrial and warehouse

Floors, walls and welfare areas — not production-line cleaning. Site induction and PPE first.

  8. Hospitality — a cleaner wiping tables in a restaurant before service

    Hospitality

Allergen-aware method, tight turnarounds between service, back-of-house to kitchen standards.

These eight are the buildings we are built for. There is no nursery entry, because Ofsted-registered early-years settings carry their own suitability requirements under the EYFS framework and we have not finished reading them. When we have, there will be a ninth.

The gate

Do not take our word for it.
Operate the gate.

This is the rule that decides whether anyone can be sent to your site. It is empty until you fill it in. Set a case, leave something out, and watch it refuse — and print the reason. There is no cleaner in here, no name, no certificate number and no date, because there is nobody to put in it yet. The subject is the rule.

Anything else?

Nothing is set yet. Pick where the site is, then tick what the file holds.

Changing provider

What happens to the people already there.

Why we publish this. DBS Cleaning is a new company and has not yet run a TUPE transfer. What follows is what the rules require. It is not a record of transfers we have carried out and nothing here describes our own experience.

  1. Before the dateThe outgoing provider must tell you who is assigned to the contract, and must inform and consult its own staff. That duty is theirs.
  2. Employee liability informationThe outgoing provider must supply prescribed information about the transferring staff. The law sets what it contains and when it arrives.
  3. On the transfer dateContracts transfer as they are. Continuity of service is preserved. Terms do not reset.
  4. Changes to termsA change is void if the reason for it is the transfer.
  5. After the dateVetting is re-verified against the new assignment before anyone is placed.

Where we stand

What we hold, and what we do not.

Nothing here is counted, averaged or rounded up.

What we hold today

Empty · as at 6 September 2026

Nothing is listed here yet. We add each item on the day it is issued, with its date — not before. An empty column is the honest version of this page, and we would rather show it than a list you cannot check.

What you get before the first shift

Letter of assurance

Signed by a director, confirming our safeguarding policy and that everyone on your site has been through the checks above. Local-authority contractor guidance tells schools to ask contractors for exactly this. We will provide one for any contract, on request, before anyone starts.

For clients

Get a quote for your site.

Tell us the sector, the size and when it needs cleaning. We come back with a written quote and what we would need from you to start.

  1. Before anyone is placed, the rule on this page decides. Operate the gate.
  2. Your quote will state the hours and the rate, not a single unexplained figure.
  3. A written letter of assurance, on request, before the first shift.
